Building Height & Size

Maximum Roof Heights Are As Follows

Lots 1 – 3 Maximum Height of 29 Feet, 6 Inches

Lots 4 – 9 Maximum Height of 26 Feet, 6 Inches

Lots 10 – 12 Maximum Height of 24 Feet, 6 Inches

Lots 13 – 36 Maximum Height of 21 Feet, 6 Inches

*These heights are to be strictly adhered to in order to not impede views from surrounding lots.

On corner lots the design consultant shall have final decision as to point of measurement of back of curb.

Surveyor shall provide top of main floor level elevation.  This elevation must be indicated on both the front elevation drawing and a section drawing.  Dwelling must be situated on site to conform to the surveyor’s main floor elevation.  This is to ensure dwellings conform to height restrictions…both on drawings and in construction.

No lot owner shall undermine an adjacent lot. The owner of the lot on the high side is responsible for retaining.

Building Size

The intent of the following minimum sizes is to maintain a consistency throughout the community and to prevent any one home from being dominated by another.

The minimum sizes of homes is dependent upon the following types

Walk-Out Lots

One Storey plus Basement

Minimum 1500 square feet on the main floor

One and One half Storeys plus Basement

Minimum 1400 square feet on the main floor

Two Storey plus Basement

Minimum 1400 square feet on the main floor

Walk-Up Lots

Two-Storey and Split-levels

Minimum 2800 square feet total with at least 1500 square feet on the main floor

Two and One half Storeys

Minimum 2800 square feet total with at least 1400 square feet on the main floor

 

If, for any reason, any deviations from the above required sizes are necessary due to restrictions of the lot itself, any and all divergence from such must be approved by the consultant prior to initial design work.
